Navigating the Current Market: A National View

The property market presents a varied picture across Australia. Steven Jeffery notes the overall market vibe as “tough,” with low confidence in the rural sector. However, regional variations exist.

Tom Campbell in NSW’s Orange/Central West describes a “somewhat mixed” vibe, with fewer listings and fewer buyers, similar to pre-COVID levels, but with higher average property prices. In Tasmania’s Launceston region, Jodie Hucker reports a “steady, with a balanced mix of buyer and seller activity” market, with healthy demand for quality family and lifestyle properties. John Croake in NSW finds the market “very positive, especially for smaller hobby farms”. In Western Australia, Greg Tilbrook notes that farmland prices vary significantly, while Rowan Spittle observes a “stable with good solid local interest in single add-on blocks”.

Price Trends and Positive Signals

Prices have generally softened. Steven indicates that national property value changes have shifted from a positive 0.6% to a negative 1.3% over the past year. Jodie reports a slight softening in TAS’s outer suburbs and acreage, although central Launceston properties continue to hold value. Tom confirms prices have “definitely softened” in NSW, while Greg states WA prices have “flat lined for the last 2 years”, and Rowan notes a “Down 6 to 7%”. John, however, finds prices “generally unchanged” in his NSW area.

Despite these shifts, positive trends are emerging:

  • Increased Enquiry: Steven sees “enquiry is up” nationally, echoed by Greg Tilbrook in WA due to rainfall.
  • Higher Sales Volumes: Rowan observes “Higher sales volumes” in WA.
  • Quality Buyers: Jodie highlights “Buyer quality is up” in TAS, with serious, finance-ready buyers making informed decisions.
  • Calmer Market: Tom appreciates a “calmer” market in NSW, leading to more considered decisions.

Buyer Focus and Agent Insights

Buyers are primarily seeking value and a solid investment. Steven identifies “residential, mid-level” properties as attracting most interest, stressing the need for “Value. Needs to be a solid investment. No to little risk”. Jodie sees “Family upgrades and lifestyle seekers dominating” in TAS, including mainland buyers seeking hobby farms. John notes interest in “smaller farms” in NSW.

Common mistakes sellers make include “procrastinating” (Steven ) and “overpricing… based on past highs” (Jodie), with Tom adding that sellers are “still looking for ‘two-year-ago prices’”. Greg warns against “missing out on marketing opportunities”.

“Interest rates” remain a hot topic among buyers and sellers. Other discussions include the need for rain, new taxes, and the cost of owning rentals.

Our agents shared some memorable moments from the field. Jodie recalls a buyer who genuinely asked if the sheep grazing on a rural block “came with the property as lawnmowers.” She notes that it was a good laugh for both of them when she had to explain that they were the neighbours’ sheep and could not be included in the sale.

Greg recounts the classic scenario where a seller is sure an offer won’t sell, exclaiming, “He’s dreaming if he thinks it will sell for that…” and it does.

Steven offers a story about a farm sold for “very, very cheap,” with a condition that the seller’s mother-in-law could stay for three years. Six months later, the new owners have moved out and are now renting a house themselves “to get away from the little old lady!”.
